Terrance and Charmaine are a husband and wife property care-taking team, based in Hillcrest KZN.

Great Estates started after aiding an international property owner, when his tenants vacated the property overnight due to an incident. A situation that could have been avoided if the Tenants had someone reliable to turn to in a time of need.

We manage and service properties of non-resident landowners, small office’s, schools, Bed & Breakfast’s. As well as anyone who is in need of repairs &  maintenance to their property. Should you rather have a one on one Handy Man in your home without a whole crew, we are here to assist you.

Do you run an Air B & B, but feel you can’t go away?  We will take care of the Air BnB –  cleaning & maintenance while your away.

We currently live in Hillcrest KZN, and working in the Le Domaine, 101 Acutts Drive, Cotswold, Plantations Estates.

Due to other business commitments we also manage a couple of Properties in Jhb Fourways, and will continue to do so.

How we can help you

Great Estates Property Caretakers will serve as a liaison between the property owner and the property tenants, we will offer good communication between both property owner and the tenant.

Good planning skills which are necessary to efficiently operate properties and preserve the property’s value.

Dealing with and organising a variety of paperwork and day-to-day interactions, efficiency and organised.

We will keep the property owner and the property tenants happy, we will effectively negotiate so all parties are happy.

The multiple responsibilities of maintaining a property to a good standard require meticulous administration.

Tailor made services to fit your needs and your budget

Assisting in the administration process, for an easy transaction each month for the Tenant or their Company to their respective Rental amount as per the lease agreement.  (this is usually paid directly to the owner) 

Manage any accounts or services relating to the property – e.g. Water, Electricity; Pick it Up, Garden & Pool Services, Maid Service, Pest Control.

Manage the tenants to adhere to the Rules and Requirements of the Body Corporate, Complex or Estate.

Consult with Other Professional Services on Site When Necessary, Including But Not Limited to Plumbing, Electrical, Painting, Plastering etc..

Enforce Terms and Conditions set out in the Lease Agreement.

Facilitate a Property Check In and/or a Check out Inspection, to be documented and reported to Landlord.

• Facilitate Estate Agents in Finding and Securing a suitable Tenant when necessary.

Facilitate all Projects Including but Not Limited to Repairs, Maintenance or Insurance Claims.

• Facilitate and/or Manage Keys and Locks For The Property.

• Facilitate any Pre Occupation Preparation

• Facilitate Safety and Security Issue Relating To The Property and Tenant and His Family.

• Quarterly Property Inspections and Report any concerns or issues to the Landlord.

Master administration

Charmaine worked previously in sales and marketing, and finds herself happiest when working with people.  

Charmaine is very efficient and has strong communication skills, which are beneficial when liaising with the property owner and the tenant of the property to ensures that both parties are satisfied with the property and it’s daily operations.

Terrance comes from the very technical back ground, with more than 30 years’ experience in the security industry. 

Terrance had a very successful “handy man” business in his early working career,  he is a master at all things technical, and is a woodworker enthusiast.
